Bayut Introduces AI-Powered Property Search to Transform the Way Consumers Find Their Next Home

New AI-powered experience enables UAE property seekers to describe their ideal home in natural language, refine their requirements conversationally and discover relevant listings more intuitively

DUBAI: As more people become accustomed to searching through natural, conversational prompts, Bayut is reimagining how property seekers find their next home. The UAE’s leading property portal has launched AI Search, becoming the only property portal in the country to offer an AI-powered, conversational search experience.

Developed with user experience at its core, AI Search allows property seekers to describe what they want in their own words rather than relying solely on a series of filters. A user could search for a “two-bedroom apartment in Dubai Marina with a sea view under AED 2 million” or a “family villa in Dubai Hills with a private garden and space for a home office”, with AI Search interpreting the combined requirements and surfacing relevant listings.

Users can then continue the conversation through natural follow-up prompts, adjusting their preferred location, budget, property features or lifestyle requirements without having to start their search again.

Designed Around How People Naturally Search
While traditional filters remain valuable, they do not always reflect how people naturally think or speak about their ideal home. AI Search bridges this gap by allowing users to communicate several preferences in one query and refine them as their search progresses.

The feature works alongside Bayut’s existing search tools, giving users the flexibility to move seamlessly between conversational prompts and traditional filters. This brings together the familiarity and precision of structured search with the ease and flexibility of a more natural discovery experience.

Muneeb Farrukh, VP of Product at Bayut, said, “property search is deeply personal. People do not necessarily think about their next home as a series of filters; they think about the lifestyle they want, the features that matter to them and the compromises they are willing to make. AI Search allows users to express those requirements naturally and continue refining them as they explore.

“This is also part of a much bigger technology journey for Bayut

From TruEstimate™ and BayutGPT to bringing property search into ChatGPT, we have been steadily developing practical applications of AI that solve real consumer needs. Our focus is not on using AI for the sake of it, but on applying it purposefully to make property decisions simpler, more personalised and better informed.”

Building a More Intelligent Property Journey
AI Search joins Bayut’s growing ecosystem of technology-led tools, each designed to make a different stage of the property journey easier and more transparent.

Once users have discovered relevant homes, they can draw on Dubai Transactions to explore recorded sales activity and recent deals, use TruEstimate™ to access an estimate and other useful property insights, and identify agents with demonstrated market experience through TruBroker™.

Together, these tools create a more connected experience: from describing an ideal home and discovering suitable listings to researching the market and connecting with experienced property professionals.

This reflects Bayut’s wider approach to innovation, combining AI, technology and reliable market data to solve practical consumer needs, strengthen transparency and give users greater confidence throughout their property journey.

As the UAE property market continues to attract a diverse audience of buyers, tenants and investors, Bayut remains focused on anticipating how consumer expectations are evolving and creating experiences that make property discovery more intuitive, relevant and accessible.

AI Search is now available on Bayut, offering property seekers across the UAE a more natural and intelligent way to discover their next home. The launch also supports Dubizzle Group’s broader strategy of using AI, technology and data to create smarter marketplace experiences across its portfolio.
